Mortgage gift letter template
When family money goes toward a down payment, the lender usually asks for a gift letter signed by the person giving it. It confirms how much was given, that it does not have to be paid back, and who the donor is. Fill it in and send it to the donor to sign.

What lenders usually look for
Fannie Mae’s Selling Guide, which many US lenders follow, asks for a gift letter signed by the donor that states the amount, says no repayment is expected, and gives the donor’s name, address, telephone number and relationship to the borrower. This template includes all five.
- Ask your lender for their own form first — some require it.
- Lenders usually also verify the transfer, for example with the donor’s bank statement and the deposit into your account.
- Rules on who may give a gift differ by loan program.
