Move-in inspection checklist template
A move-in checklist records the condition of a rental on the day the tenant moves in, signed by both sides. At move-out it is the record everyone compares against, which is what makes a security deposit discussion short.
This template is a general starting point, not legal advice. Laws differ between countries and states, so have it checked before signing anything important.

Make it useful at move-out
The report only helps if it is specific enough to compare against later.
- Describe damage by location and size — “2-inch scratch on the bedroom door”, not “some wear”.
- Take dated photos and say in the report where they are kept.
- Give the tenant a signed copy the same day.
- Some states require a move-in condition statement or give tenants a set time to add to it — check your state’s landlord-tenant rules.
